It is surrounded by a private garden of around 1,500 square metres, featuring numerous secluded areas where you can relax in complete privacy. Beneath centuries-old pine and oak trees, you will find cool, shaded spots ideal for reading or unwinding. The garden also includes a charming pergola and a natural spring with a fish pond.
The outdoor swimming pool measures 4 x 7.5 metres and is equipped with a counter-current swimming system. From both the pool and the sun terrace, you can enjoy breathtaking panoramic views stretching all the way to the sea.
The villa is located on Via Monte Grappa, in a slightly elevated position, just a five-minute walk from the beach, the historic village centre, shops, bars, and restaurants. From here, you can admire spectacular views of the castle of Castiglione della Pescaia and the coastline, extending as far as the Monte Argentario peninsula and the islands of Giglio, Montecristo, Corsica, and Elba.
